KL properties....BOOM!!!


It has been a while I have not write any things in my blog. Ever since the Negarakuku anthem starts...

So, lets start with a gentle topic..Properties in KL.

MAH SING Group Bhd sold off The Icon in Jalan Tun Razak for RM714 per sq ft to Koperasi Permodalan Felda Bhd, which is assured a gross rental yield of 7% by Mah Sing.

How many person know how much is RM714 per square feet?
It is actully 30.48 centimeter(cm) * 30.48 centimeter(cm) =1 square feet
So, If you bed room is 10 meter *15meter(which is quite a normal room for a normal Malaysian.) THE PRICE IS approximately around RM 330K to RM360k...So, Do you have a better idea now.

A normal price for a housing area land(just the land only) Bandar Baru Bangi, Bangi,Selangor would be around RM30-35 per sq.ft.

Putrajaya Present 10, which is side of PM House, Lake View, Putrajaya, would cost around RM130-140 per sq.ft.

Bandar Kinrara, Puchong Bungalow Lot , freehold is cost around RM 81-90 per s.f.

Near to Lake Titiwangsa, KL land area of 7,100 s.f.,Bungalow lot,Leasehold (maybe is still have 50years left)is around RM 55 p.s.f. The Subject Property is located at the peripheral of Lake Titiwangsa. While vacant bungalow lots can be priced from RM100 to RM 140 p.s.f nearer the lake, this one is very cheap at RM 50 p.s.f.(anyway is a leased hold)

Mutiara Damansara,Prime Bungalow lot 6,000 s.f.,Freehold Near IKEA, TESCO,The Curve
cost around RM 205-220 p.s.f.

Kota Damansara,Selangor Polo, land area is 8,603 s.f, Leasehold
RM 83-90 p.s.f

For Jln Hamzah around 4000 square ft, which is located in Kg Baru, Kuala Lumpur will cost around RM200-RM240 per sq.ft.

Near Ampang Point, KL, bungalow lot with 11,000 s.f. and 22,000 s.f.,Freehold is cost arounf RM 80-85 p.s.f.

Bangsar,Taman Bukit Pantai,land area of 10,500 s.f.,Freehold
Total land cost around. RM 3.8M. Therefore it will be around RM 360-370 p.s.f.

Putra Height, near to Kesas and UEP, Suabang Jaya with the land of 15,373 s.f.
,Prime lot:Numbered 10, Freehold. RM1.28M, which is around RM 83-90 p.s.f.

The Mines'Second Precint,8600 s.f, Leasehold,Resort living within city, range between RM 72 p.s.f.

SierraMas in Sg Buloh with the land of 8,610 s.f.,Freehold is cost around RM 155 p.s.f. .

Damansara,Selangor between 24,391 s.f. to 48,782 s.f., Freehold is cost around RM 230 p.s.f. 2 adjoining vacant bungalow lot along Setiakasih, Damansara. The subject property is about 6 feet above the road.

Petaling Jaya 22,000 sf leasehold 99yrs RM160 psf. Beside Gasing Forest Reserve, Sec 5, Petaling Jaya. Good privacy and Green surrounding, yet very near to amenities.

Petaling Jaya 14,500 sf Leasehold 99, balance 66 yrs RM100.00 psf. Sec 16. Along Jalan Tinggi, corner lot with some very mature trees. Land is slightly lower that the road.

Petaling Jaya, 13,500 sf,Leasehold 99, balance 60 yrs, RM90.00 psf.Sec 11. Very secluded location but road is a bit narrow as in most part of Gasing area.

In summary, PJ resident land price would cost around RM 150-RM200 per sq ft depending on the land area.

Out of topic, in Bukit Mertajam, Penang,25537 s.f., Freehold RM 25-30 p.s.f.

The rental price for office unit in Golden Triangle, Kuala Lumpur area would cost around RM4-RM7 per sq ft for a month.( Menara Citibank is RM 6.00 per sq.ft )

Meanwhile, I would like to introduce a company called Lien Hoe Corp Bhd
with a market value of RM108mil, is another property company that is successfully clearing its debts.

Lien Hoe announced its completed the sale of the Atria shopping centre in Petaling Jaya and the sale of Kompleks Lien Hoe in Johor Baru. As the Atria was sold for RM75mil cash, and Kompleks Lien Hoe for RM94.7mil cash, Lien Hoe received a total of almost RM170mil cash this month.

In addition, the company said in April it would sell a piece of land in Seri Kembangan, Kuala Lumpur, for RM65mil, and earlier this month, it announced the sale of its head office building, Lien Hoe Tower, for about RM53mil. When these asset sales are completed, Lien Hoe would have repaid almost all its borrowings.

That would leave it with the Hotel Armada and Plaza Armada complex in Petaling Jaya, which is carried in its books at about RM110mil.

It had earlier formed a joint venture with Eksons Corp Bhd to build shops and a hypermarket in Puchong, an arrangement in which Lien Hoe provided the land and cash-rich Eksons would make available the working capital.

As Lien Hoe would soon be debt-free, it is expected to undertake, on its own, a luxury condominium on a piece of land it still owns in Johor Baru.
